This is becoming a market where strategy matters more than speed. One of the biggest shifts right now is segmentation:
- Single-family homes continue benefiting from limited supply
- Condos are offering more negotiating power to buyers
- Luxury properties remain remarkably resilient
This is no longer a market where every property behaves the same way.
Miami-Dade County
Miami-Dade continues to show strong long-term fundamentals.
- Inventory decreased 7.8% year-over-year
- Single-family homes remain in a seller's market
- Condo inventory has increased, creating more negotiating opportunities for buyers
- Median condo prices increased 5.1%
One of the most important shifts right now is the condo market. With approximately 13 months of supply, buyers are gaining more leverage in negotiations, financing terms, and seller concessions.
At the same time, demand for well-located single-family homes remains strong — especially in neighborhoods offering space, lifestyle, and long-term value.
Key areas to watch: Brickell, Edgewater, Wynwood/Midtown, South Miami-Dade, Cutler Bay
Broward County
Broward continues moving toward more balanced conditions while remaining healthy overall.
- Inventory decreased 11.9%
- Single-family prices increased 6.6%
- Condo prices adjusted slightly downward
- Market conditions remain stable and active
This market currently offers an interesting balance: sellers still benefit from low inventory in many neighborhoods, while buyers are beginning to see more flexibility in the condo segment.
Areas seeing continued attention: Fort Lauderdale, Dania Beach, Pembroke Pines, Miramar, Cooper City
Broward continues attracting buyers seeking more space and accessibility while remaining connected to Miami's economic growth.
Palm Beach County
Palm Beach remains one of the strongest performing markets in South Florida.
- Existing home sales increased 12.8%
- Single-family prices increased 3.5%
- Condo prices increased 6.5%
- Market activity remains strong overall
Palm Beach continues attracting buyers seeking lifestyle, long-term value, and strong appreciation potential.
The growth of the financial and business sectors in West Palm Beach is also contributing to long-term demand and continued development.
Areas gaining momentum: West Palm Beach, Palm Beach Gardens, Jupiter, Delray Beach
What This Data Really Means
